A broker opinion of value is a licensed broker's estimate of what a property would sell for, based on comparable sales, rents, and current buyer demand. Income property is valued mostly on the income it produces: current rents, achievable rents, operating expenses, and the cap rate buyers are paying for that asset type in that market, checked against comparable sales and price per square foot. Land, owner-occupied buildings, and homes are valued primarily on comparable sales and condition.
