Florida title insurance calculator

Florida title insurance premiums are promulgated by the state, so the owner's policy costs the same at every title company. Rates: $5.75 per $1,000 up to $100,000; $5.00 per $1,000 from $100,000 to $1 million; $2.50 per $1,000 from $1 million to $5 million; $2.25 per $1,000 from $5 million to $10 million; $2.00 per $1,000 above $10 million. A lender's policy issued at the same time as the owner's policy costs $25.

Florida documentary stamp tax calculator

On the deed: $0.70 per $100 of the price statewide, customarily paid by the seller. In Miami-Dade County: $0.60 per $100, plus a $0.45 per $100 surtax on property other than a single-family residence. On a new mortgage: $0.35 per $100 of the loan amount plus intangible tax of $0.002 per dollar, customarily paid by the buyer.

Florida homestead tax portability calculator

Save Our Homes caps how fast a Florida homestead's assessed value can rise, and portability lets you carry that accumulated cap, up to $500,000, to your next Florida homestead. Moving to a home with a higher market value carries the full difference; moving to a home with a lower market value carries a proportional share. You must apply with the county property appraiser, and the new homestead must be established within three years of leaving the old one.

Florida property tax proration calculator

Florida property taxes are paid in arrears, in November for the calendar year. At a closing before the bill is paid, the seller credits the buyer for the seller's share, January 1 through the day before closing, and the buyer pays the full bill in November. If the seller already paid the year's bill, the buyer reimburses the seller for the days after closing. The proration uses the seller's current bill; the buyer's own taxes reset the following year, estimated below.

New homebuyer property tax estimator (Broward County Property Appraiser method)

Do not assume your taxes will match the seller's. Under Florida law a sale resets the assessed value to full market value the year after closing, so the seller's capped bill disappears. The Broward County Property Appraiser estimates a buyer's taxes the same way this tool does: market value based on the purchase price, less exemptions, times the millage for the city, plus the non-ad valorem fees on the bill. Portability from a previous Florida homestead lowers the assessed value.

Homestead exemption: $25,000 on all taxes plus a second $25,000 on non-school taxes for value above $50,000; the tool applies $50,000 with the school portion approximated. Broward city millage rates run from roughly 17 to 24 mills; check the exact rate for the city at bcpa.net. The year of purchase you pay the seller's bill; the reset shows on the following year's bill.

Questions buyers and sellers ask about Florida closing numbers

Will my property taxes be the same as the seller's after I buy in Broward County?

No. Under Florida law a change of ownership resets the assessed value to full market value the year after the sale, so the seller's Save Our Homes cap and exemptions do not carry over. The Broward County Property Appraiser estimates a buyer's taxes as market value based on the purchase price, less the buyer's own exemptions and any portability, times the city's millage rate, plus non-ad valorem fees. A home bought for $1.5 million in a 19.5-mill city with homestead is roughly $28,900 a year before fees, regardless of what the seller paid.

How much is title insurance in Florida?

How does Florida homestead portability work?

Portability lets you transfer the Save Our Homes benefit, the difference between your previous homestead's market value and its assessed value, up to $500,000, to a new Florida homestead. Moving to a higher-value home carries the full difference; moving to a lower-value home carries a proportional share. You must establish the new homestead within three years and file Form DR-501T with the county property appraiser by March 1.
